Parris Menelaou
CEO – Parris is a seasoned property professional and entrepreneur with over 30 years of experience in the industry.
As CEO, he serves in a senior advisory capacity to a wide range of high-net-worth individuals and investment syndicates, providing strategic guidance, structuring complex property transactions, and identifying bespoke solutions that maximise value. Recognised as a natural deal-maker and solution-driven thinker, Parris is known for his ability to navigate intricate property challenges with clarity, creativity, and commercial insight.
His expertise spans land acquisition, portfolio management, investment strategy, and affordable housing delivery. In 2003, Parris founded a property management company specialising in lettings and management within social housing and the private rented sector, working closely with Local Authorities to provide emergency accommodation and essential housing services.
Building on this success, he later established a specialist design-and-build property company focused on delivering complete turnkey solutions for Registered Social Landlords (Housing Associations). Through these ventures, Parris has played a pivotal role in the development of more than three hundred affordable homes and has structured numerous design and build packages for private partnerships.
In addition to his commercial achievements, he has also contributed significantly to the community, having been instrumental in establishing a homeless charity. Well-respected throughout the industry, Parris has collaborated with major investors, developers, and corporate partners, earning a reputation for integrity, innovation, and long-term strategic vision.
Max Menelaou
Director – Max set up Pathway Projects over 10 years ago and has been instrumental in its growth and success working in various projects and sectors.
Max oversees the delivery of all services while leading the full spectrum of property management operations across the company’s commercial and residential portfolio. His responsibilities include tenant management, rent administration, lease compliance, and the coordination of planned and reactive maintenance to ensure all assets are maintained to a high standard.
With over 12 years of experience in the property industry, Max has built a diverse and impactful career. He helped found a homeless charity early in his professional journey and has collaborated on major projects with organisations such as BRE and TFL. Previously a Partner at Social Responsibility Investments Ltd, Max has continued to expand and strategically develop his own property portfolio, applying his operational expertise and commitment to high-quality asset stewardship to every aspect of the business.
Phil Hayden
Consultant – Following 6 years at Barratt London as Regional Technical Director at Here East, Stratford and divisional Technical Director for their Aldgate Division, Phil has vast experience running projects and development management. He has over 30 years experience in design, development and construction delivery. Phil has a proven capability in leading and managing design and development activities on multi and major projects and has a great mix of technical knowledge, strategic thinking and leadership in development delivery and proven people management skills. An architect by background, where he worked in private practice for 6 years, Phil then spent 8 years as a Project Manager and Business Development Manager in the public housing sector before spending 9 years with Laing O’Rourke as Design Manager and then Head of Design Management. Prior to joining Barratt London in 2014, Phil spent just under 4 years with Hutchison Whampoa heading up a major 16ha riverside regeneration project in Deptford, with 3500 new homes and other mixed uses.
Robert Whitton
Consultant – With over 25 years of experience & £3bn worth of Real Estate transactions under his belt, Robert’s career initially begun in office development & hotel investments. He soon developed a passion for the Real Estate industry, specifically for sustainable housing delivery.
